We just wanted to remind you that Swanson Water, the company that takes care of the water system, comes out every first Thursday of the month between the hours of 9:00 AM and 10:00 AM to flush the water lines. They have recommended that you refrain from doing any laundry during this time. You may also feel a lower water pressure during this time. If for some reason this schedule changes, we will try to give you advance notice.

It is also recommended that you connect a hose to your hot water tank and drain the tank until the water is clear. You might want to do this on a monthly basis.

Be aware that the Regular Townhome Board Meetings are scheduled for the fourth Tuesday of every month this year starting at 7:00 PM. If there are any changes to the schedule, we will post them on the bulletin board outside the clubhouse and this website.

The Townhome Board meeting minutes are always posted on this website. All the latest news about what is going on at the property is on the website. You can make suggestions regarding your community on the website.

Don't forget to return the homeowner's information sheet to Berkson and Sons that they sent to you so they we have your emergency contact and other important information.

TOWNHOME OWNERS
Please be advised that Veolia, the company who removes your trash will now be picking up on FRIDAY'S instead of Tuesday's. This change in service will begin on March 1, 2010. We are sorry for any inconvenience this may cause you.
Veolia states they can pick up as early as 5:00 AM....they suggest putting the trash cans out the night before.

Townhome "Meet the Candidates Night," for the September 8th Election. About thirty Townhome residents came to dine on pizza and hear the candidates speak and answer residents' questions. Two director's seats are open this September 8th, 2009. Three candidates are running for the two seats. The incumbents are Sean Hogan and Terry McDonough. Another resident candidate who is running is Ling Ye.

The Annual Election and Regular Meeting for September will take place on Tuesday September 8, 2009 at the Clubhouse at 7:00 p.m.. Remember to vote and please attend the Election Night.

Mulch Update;
Mulch will arrive Wednesday, June 3rd. Using the Gator, we will be putting it in piles throughout the property. We can use all the help we can get in the days following it's arrival, piling and spreading the Mulch. Even if it's just a couple hours. No skill or expertise required. Just hunt down Brad, Doug or Mike, or find a pile and start spreading it under trees and bushes. Older kids welcome. We are saving several thousands of dollars doing it with homeowner volunteers.

Roofing Update;
The roofing project phase 1 is complete, the last of the gutters have been installed, and we received a letter from Michael's roofing apologizing for the delay. The problem was that a few days when they came out to work on the gutters some of the roofing materials were frozen to the roof, they did not want to damage the new shingles so they had to wait until we had a few days of good weather to complete the project. They have agreed to postpone the final inspection until spring to ensure that there are no concerns that come up during the winter. Phase two will begin this spring or summer after a new inspection of the remaining roofs, this will make sure that we are doing the ones with the greatest needs. This year two or three more buildings will be done depending on financial considerations.

Deck Project Updates;
Our contractors are working towards a completion date of 01/30/2009. Despite the weather, we have experienced, Azteca has continued to make great strides on completing the project. If your stairs & deck areas have been completed we ask that you move any items that you had moved off the decks and on to the grassy areas be moved back to on your decks. I think everyone should agree that the repairs made have greatly improved the safety of all our decks. The new stairs and handrails installed on each deck are much sturdier and safer. We may have a couple of issues with pavers or bricks that may have to wait until spring to resolve because the ground has become frozen to deep to work on.

Lights and Gates for the decks;
If you have ordered or previously had a gate or a lighting system for your deck area, the new gates have been made and installation will begin on 01/23/2009. Lights will be the following week weather permitting. For those that have not ordered gates or lights please call Debbie Nissen at 847-498-6000 prior to 01/27/2009 to place your order. Debbie has a list of those we are replacing and those that have ordered the options.

Deck Staining:
Bids will be sought in late May or early June. We need to ensure that the wood we have replaced has time to properly season prior to staining all the decks. We apologize that for the first part of the spring and summer that the decks will not be matching. We hope to have the staining project complete by the 4th of July. Once this is complete the decks will once again match and look their best.

The Townhome Projects are drawing to a close. The Roofing Project by Michael's Roofing is nearing completion. Buildings #3, #10 and #11 were finished recently. The new gutters are on Building #3 and weather permitting Buildings #10 and #11 will be completed in the near future.

The Townhome Deck rebuilding project by Azteca Inc. is almost finished. The final decks on Building #15 are scheduled to be completed weather permitting by January 18, 2009. The weather has co-operated in the last week enabling the workmen to meet their deadlines. Staining will take place in August of 2009. The wood needs to cure before the decks are stained.

As the winter weather progresses and more snow continues to fall, residents are reminded to park their cars in their garages if possible. This enables the snow plows and bob cats to clean more efficiently and the driveways will be free of snow build up. Please be considerate of your neighbors and remove cars when there is a snow fall of 2 (two) inches or more when the snow plows are out. These common sense suggestions help the snow plow vendors provide you with better service to all of us.

Residents are also reminded that the Veolia Refuse service is removing garbage every Tuesday morning from 7:00 A.M. on. All boxes are to be crushed and garbage tote lids are to be closed, in order to prevent trash from blowing around.

The deck project has begun, the first of the deck repairs are underway. The first phase, the decks getting stairs and other improvements for added stability and minor other repairs have begun.

The second phase, the more extensive deck repairs will begin as soon as the permits are processed and the county will be inspecting those as needed. We hope to have the project completed in approximately three weeks.

Next project to begin will be the roofing project, the first building will be building #3, this building because it only has two homes will the first while we wait for the bigger crew that will start on Saturday on the other two buildings.

Decking Project:
We have met with the inspectors from Lake County Zoning & Permits Division, The first 41 decks with the new stairs and other upgrades will begin either this Friday the 14th or possible Monday the 17th. The first of the supplies should be delivered on Thursday the 13th. The remaining 43 decks getting the major repairs should have any required permits issued by the end of the week, allowing the work to be started on those decks within a day or two after permit issue.

In regards to the permits:
In talking with the county inspectors, any permits issued will be posted on the bulletin board near the clubhouse. This is a central location for the inspectors and residents to be able to view and allows the permits to be placed in an area that won't be affected by any rain or snow during the project.

Deck gates or lights options available.
The gates will be designed to swing in away from the stairs for safety. The lights are very similar to those found around the pool. They will be mounted under the railing and can easily be set-up to accommodate a timer or light sensor. Unfortunately they are not solar powered.

If you are interested in either of these options for your deck, you need to contact Debbie Nissen at Berkson and Sons at 847-498-6000. Originally we needed the response prior to 11/12/2008, but will extend that to 11/19/2008.

As a follow up to our recent survey, we have invited AT&T to make a presentation in the clubhouse. This is an exploratory meeting only. We simply want to hear what they have to say, and exactly what their proposals are pertaining to Whispering Lake internet and TV service.

This meeting is for information gathering purposes only. Decisions will not be made, and a vote will not be taken.

After AT&T's presentation, homeowners will be invited to ask questions and express any concerns. We encourage all homeowners to attend.

Wetland Restoration Project
Wetland Restoration Project Meeting
The Tollway has scheduled an informal open house/public meeting from 5:30 pm to 7:30 pm on Thursday, May 27, 2010 at the North Chicago Public Library. The Library is located at 2100 Argonne Drive in North Chicago. Staff from the Tollway, contractor and construction management team will be available to answer questions and explain project details. All residents and city officials are invited to attend.

Wetland Restoration Project
Wetland Restoration Project
The Illinois Tollway is conducting a Wetland Restoration Project on a 160-acre site owned by the State of Illinois in North Chicago. The site is located just south of Buckley Road (IL Route 137) between IL Route 41 and IL Route 43 and east of the Tri-State Tollway (I-94).

The location was chosen due to the presence of State protected species as well as high quality wetlands in need of restoration. This work is part of the Tollway's $6.3 billion Congestion-Relief Program - Open Roads for a Faster Future.

Construction Update (5-5-10) Work began in spring 2010 with removal of invasive woody vegetation. Work will continue into winter and the Tollway will manage and monitor the site until 2015.

Paving Project Update;

The Umbrella Board's latest project is a driveway/cul-de-sac improvement. Lake Shore Paving company has been employed to replace the combined driveway and roadway in front of Building #15 (13323-13333) and the end driveways of Building #16 (13321-133313). This project will improve drainage and low standing spots that would collect water previously. Work began on Tuesday, Sept. 1st and was completed same day.

The Umbrella Board continues to monitor and repair our driveways and roadways as needed. Each year sections of the property are assessed and money is budgeted for these projects on a need be basis. Your Umbrella Board is working hard to evaluate what needs to be done on the property whether it be landscaping or roadways to provide an updated look and also to insure the utmost in safety for homeowners.

Spring has sprung around Whispering Lake! Let's start with all the new improvements, starting with the new Clubhouse Roof. The Clubhouse has a brand new roof as of the first week of April. Midwest Roofing completed the project in less than a week. Great weather prevailed as all the the previous roofs were removed and new shingles were installed around the Rotunda and the flat section of the building received a new covering. The clean up was thorough and Board members were satisfied with the final product.

If you have been taking a stroll around the property, a jog around or been driving by in your car, you will notice a cleaner look. That is because our new landscaping company DiVinci Landscaping from Des Plaines, Illinois has been busy with the Spring Clean-Up. Our new landscaping company was eager to clean and spruce up much of the fall and winter build up of leaves and debris from all the past year.

There were several crews out for a number of days grooming the property in preparation for the new growth that spring brings. We look forward to the new ideas and suggestions that they will bring to the property.

Winter weather came in this last week-end with a bang! Drifting snow was all you could see last Friday night and it continued to snow into Saturday afternoon. Snow crews were out diligently cleaning with bobcats, full-sized plow trucks and snow shovels. The property got a clean sweep as crews kept up with the snow as it fell.

The streets were cleared in no time, as no time was lost with this snow fall. The management team should be congratulated on this snow removal, because every sidewalk, driveway, and roadway was "whistle clean". Good job guys! The property continues to be monitored by Doug and the "Gator". A big thank-you goes out to him. Keep up the good work Doug!

The Umbrella Board has formed the Budget Review Committee to formulate next year's budget 2009-2010. Treasurer Ray Reilly is the head of this committee along with volunteers Carrie Taylor, Les Cieplinski, Art Hepner,and President Brad Petit overseeing.

New move-in and move-out rules are being written. The non-usage of PODS ( Portable on Demand Storage) will be included as well as a security deposit required of new residents. All moves will be co-ordinated by the Management Company David Berkson and Sons. Paper work will be drawn up by the Board members and be sent out to the residents for review. Thirty day notice is required for residents to review. They are voted upon by the Board.

New locks for the Clubhouse Entrance will be installed, as well as a panic bar for the front door. Twenty non-duplicated keys will be manufactured.

The bathroom in one of the two Clubhouse Apartments will be repaired. Tub and tile repairs will take place.

A new Gator Compact Series Utility Vehicle (garden tractor) is to be purchased by the Umbrella Association with a plow for Doug to plow snow off the sidewalks of the Condominiums and Clubhouse areas this coming winter. This will facilitate snow removal and save us money in the long run. This will take some of the pressure off the budget by dropping snow sidewalk removal out of the snow contract with Brickman Landscaping Company. Brickman will continue to plow the driveways of the Townhomes and shovel Townhome sidewalks also.
